LocalPulse Executive Summary

LocalPulse is a business venture for transforming vacant storefronts in high-value, urban communities (Center City Philadelphia, Manhattan, San Francisco) and regional malls (King of Prussia, Liberty Place) into vibrant short-term “Pop Up” spaces (retail shops and restaurants), until a long term tenant (like the Apple Store) can be found though existing brokers at market-rate rental prices.

Currently the property owners collect no rent and only pay expenses during this 9-12 month “between tenant” vacant time. At any time, 5-12% of space in these premium areas is vacant. LocalPulse is a collaborative solution which benefits both the local property owners and the local businesses. LocalPulse manages a network of high quality local artisans and website e-tailers with ready-to-sell inventory. LocalPulse provides attractive, ready-to-deploy furniture: shelves, tables, and clothing racks to open up a Pop Up shop within 1 day of being given the authorization to occupy the space. (Average setup including painting, furniture, permanent lighting, etc., for a permanent retailer usually takes 2-4 weeks.) In addition, we help the local real estate agents lease the store space on a permanent basis by providing positive testimonials and good pictures of the pre-Pop Up space so our presence is unobtrusive relative to a vacant space.
